We partner with professional property managers who have a local presence when we acquire a park. Having a partner who knows the area and can attend to the needs of a property at all times is an invaluable asset.
We utilize multiple sources of financing including banks, credit unions and sellers of properties. We are happy to work to cash out owners in transactions as well as work with Sellers who want to finance a portion of the sale.
Real Estate professionals have been great partners in helping us close transactions and we value our relationships with them. We employ a number of other professional service providers as well from plumbers to electricians.
I look to invest in small towns that have a limited supply of available housing. Residents of small towns generally have less choice when it comes to housing than their urban counterparts and as a result to tend to be longer term tenants. I find there is incredible stability in small town America and I'm excited for the next opportunity to invest in a small town mobile home park.
I very much enjoyed this article on the strength of small towns and rural communities from the Washington Post which shows that rural communities are on average outpacing their urban counter parts in terms of growth.
Small towns have other advantages too. Because the services they provide are usually less developed than larger cities, property taxes are generally less as well.
I have experience operating private utilities including wells and septic tanks. Many investors are uncomfortable with this aspect of park ownership, however over the years I have gained experience and am comfortable owning private wells and septic systems. I find that the maintenance costs of private utility systems can often be less expensive than municipal water and waste treatment systems over time.
Relationships are everything and there's no way I could do all of the work alone. Finding the perfect blend between management, banking, title, an agent or network that brings you deals makes the entire process flow. Working in the same territories over sustained periods of time allows you to develop a network, build familiarity with your partners and grow with ease over time.
